Background

Run Projects were appointed by the homeowner to help bring their renovation and extension project back on track. The client had been struggling with the incumbent architect for 6 months and so the project had fallen behind, whilst also proving to be too costly. All ties were ended with the architect and Run Projects were appointed to take over the project management, the first task was to review the fee proposal of a new architect. It was apparent that the architect’s fee was disproportionately high given the scope of the project. Run Projects recommended and introduced a new architect who undertook all the design work for a quarter of the other architect fee. This saving almost paid for the client’s kitchen.

Project Overview

As a three-bedroom Victorian Terrace, Run Project’s client wanted a better living space, both indoors and outdoors to entertain family and friends, whilst also increasing light and adding value. The full works comprised of a ground floor rear extension, and a complete refurbishment of the ground floor including new kitchen, flooring, side return roof glazing, joinery and décor. The first-floor bathroom was completely re-modelled and the house was decorated throughout.

Project Management

Run Projects assisted in the process by introducing a suitable architect and structural engineer to the client. The team ran the entire design process, tendering the project with suitable contractors and managing the construction phase through to completion. The project was completed on time and on budget.

• Pre-contract Project Management services:
  • Run Projects introduced a new architect for the project, saving the client £15k on fees
  • A competitive tender was undertaken, costs varied by approx. 20k between highest and lowest
• On-site Project Management services:
  • There were a number of neighbourly issues that RP resolved on behalf of the client
  • The project was completed on time, even with client additions instructed
